Understanding 4 Basic Kinds of Roofing Projects

When doing business with a roofing contractor, it's a good idea to make sure you're both talking about the same thing when you discuss a project. To that end, you should familiarize yourself with the following four kinds of roofing jobs that are commonly done in the industry.

Re-Roofing

This is one of the most commonly performed projects. Rather than tearing all the materials off a roof, new materials are laid down on top of the existing one. The majority of these projects involve asphalt shingles. A roof may be a candidate for re-roofing as long as the structure is in good shape and there's not already too much weight on top of it. Roofs are frequently redone three to five times, but it's a good idea to refrain from going past three if you live in a region where a lot of snow ends up on buildings. Underlying structures, such as beams and decking, also need to still be in good shape. If there's any sag in the roof at all, it's time to do replacement work.

Roof Replacement

At some point, the entire roof is going to have to be stripped down and redone. If you're lucky, the beams and decking will still be in good shape and can be used. Unlucky folks may have to do significant remediation to get the supporting structures in good shape. Once everything is squared away, a fresh layer of felt and roofing materials go on, essentially providing a new roof.

Repairs

Sometimes a problem calls for patching and repairs. This may be as simple as replacing shingles blown off during a storm or as complex as cutting into a portion of the decking, replacing it and putting in new materials in a section. There are also rubber products that can be torched into place to serve as patches. It's not uncommon in regions that have bad winters to do repair work as a temporary fix. When the weather improves in the spring or early summer, contractors can complete a more aggressive roof replacement.

Flat Roofing

Roofs with flat surfaces are treated as a different breed in the industry. They're often created using gravel, tar, rubber materials, and even PVC. Being flat, they behave differently. Most importantly, the flat design makes continuing to do roof repairs and to layer materials quite a bit simpler. Many commercial structures have flat roofs, and roofing on them is considered a specialty.
