Reasons Why Your Residential Roof Is Leaking

Blog

Roofing problems can range from defective materials to poor ventilation. However, Leaks are one of the common roofing issues that most homeowners encounter. Your roof plays a significant role in making sure that your home is safeguarded from weather elements like rain, snow, and extreme heat. Therefore, before you discover the causes of a leaking roof, it is equally important to know why roofers insist on immediate repairs.

Early repairs can save you money and elongate your roof's life. Additionally, addressing roof leaks on time can help spot weak points, preventing potential hazards thus giving you peace of mind. That said, the following are some explanations for why you have a leaky roof.

Poor Flashing or Insulation of the Skylights

Anything that cuts through your roof, such as the skylight, makes it vulnerable to leaks. At the same time, you should not attempt DIY installations because they can result in roof leaks. Apart from poor insulation, skylights also tend to leak due to leaves, debris, or old age blockage. For that reason, it would be best to have a professional roofer inspect it for leaks and fix them.

Damaged Roof Tiles

Your roof tiles might break due to various reasons. In most cases, it can be water damage or mold. Similarly, roof tiles can break when under pressure, especially during roof repairs or installation. Such tiles must be replaced so the leaks do not worsen. Have a roofing contractor inspect the tiles for rust, rot, and cracks.

Rusty or Clogged Valleys

For older homes, the valleys might be made of galvanized steel. Therefore, when leaves fall and settle along these areas, they create an obstruction. Water will eventually accumulate and overflow causing leaks to manifest through the ceiling. Consequently, the valleys might start corroding and it would be best to have them replaced by a certified roofing contractor.

A Rusty Roof

While it is easy to spot a rusty roof, it is crucial to note that it may take a while before the leaks manifest. When you leave the rusted area unattended, the coating peels off, leaving holes that cause a leak. Your roofer can prevent this from spreading by applying an inhibitor.

The Flashing Is Damaged or Out of Place

Your roof is usually well protected by flashing to avoid leaks. Installing the flashing is not that easy, so you should get the help of an expert. Otherwise, trying to install the flashing by yourself will increase the chances of a leak. A roofing expert will also inspect the flashing to ensure they are not damaged, rusted, or out of place and fix it if need be.

Roof leaks are stressful, and can lead to expensive overhauls if left unattended. So, engage a roofer if you experience any of these roofing issues.
