EPDM Roofs Can Be Replaced With Five Steps

An EPDM roof is synthetic rubber widely used for low-slope roofs. EPDM roofs are durable, flexible, and resistant to weathering, but they can also develop leaks, cracks, or punctures over time. Then, you must hire a roofing contractor to carry out various steps when replacing the EPDM roof with a new one.

1. Inspect the Existing Roof

Before starting the replacement process, the roofing contractor will inspect the existing roof to assess its condition and determine the best way to remove it. They will also check for any signs of water damage, mold, or rot in the underlying structure. The contractor will then prepare the site by clearing debris, securing loose items, and setting up safety equipment.

2. Remove the Old EPDM Membrane

The next step is to remove the old EPDM membrane from the roof. The contractor will use knives, pry bars, or power tools to cut and peel off the membrane from the roof deck. They will also remove any insulation, flashing, or accessories attached to the membrane. The contractor will then dispose of the old membrane and materials following local regulations and environmental standards.

3. Install a New Insulation and Vapor Barrier

After removing the old membrane, the contractor will inspect the roof deck and make repairs or replacements. They will also install new insulation and a new vapor barrier to improve the roof's thermal performance and moisture protection. Insulation can be made of polyisocyanurate, expanded polystyrene, or mineral wool. A vapor barrier can be made of polyethylene, bitumen, or aluminum foil.

4. Install New EPDM Membrane and Accessories

The final step is to install the new EPDM membrane and accessories on the roof. Depending on the roof's type and size, the contractor will choose the appropriate installation method. The membrane can be fully adhered with adhesive, mechanically attached with fasteners, or ballasted with gravel or pavers. The contractor will also install flashing, seams, vents, drains, and other accessories to ensure a watertight and functional roof.

5. Clean Up and Inspect the Finished Roof

Once the new EPDM membrane is installed, the contractor will clean up and remove any excess materials or equipment. They will also inspect the finished roof to ensure it meets the specifications and quality standards. They will check for any defects, gaps, or wrinkles in the membrane and fix them if necessary. They will also test the roof for leaks and drainage issues. By following these steps, a commercial roofing contractor can replace your EPDM roof with a new one that will last for years.
